Carmel Concrete Pros repairs concrete driveways, walks, patios and steps for homes across Carmel. We look at the damage first, tell you whether a repair will hold or a section needs replacing, and write you a quote before any work starts.

Repair or replace a section

When the slab on each side of a crack is still level and solid, we fill the crack and seal it. When a piece is broken up, sunk or tipped, we saw it out and pour a new section in its place, level with the concrete around it. If a whole slab has sunk in one piece, we may be able to raise it instead, which is concrete leveling.

Flaking on the surface

We call it scaling when the top layer of a slab flakes or peels away and leaves a rough patch. We use the word deicers for the salts and liquids people spread to melt ice. The Federal Highway Administration says that until recently, the most common damage from deicers on flat concrete such as slabs has been surface scaling. It also says deicers make the damage that freezing and thawing does to concrete worse.

If the scaling is light, we grind off the loose layer and seal what's left. If it runs deep, we'll tell you straight that a new section is the better buy than a patch.

Cracks and joints

We call the straight grooves cut across a slab its joints, and we cut them to give the concrete a planned place to crack. The Federal Highway Administration says that if the seal in a joint fails, deicer and water get into the joint and soak the concrete around it, and if the ground under the joint doesn't drain, the water can't get out. So we clean out open joints and cracks, then seal them to keep more of that water out.

Carmel's rules for repairs at the street

We plan every repair around the City of Carmel's rules:

  • The city says that if you repair your sidewalk, you have to replace full panels of sidewalk.
  • Before any work out at the street, in the area the city calls its right-of-way, you need a right-of-way permit.

We tell you which permit your job needs and who applies for it before we give you a quote.

Where the water goes

The City of Carmel says local soils drain poorly and have seasonally high water tables. It also says property owners are responsible for managing groundwater around their homes through foundation drains, sump pumps, grading and similar measures. When we replace a section, we slope it so rain runs off instead of sitting on the concrete or running back toward the house.

What to get in writing

Ask for these in writing, whoever you hire:

  • Which cracks or sections will be repaired, and which will be replaced.
  • What goes into each crack or joint.
  • How thick any new concrete will be, and what base goes under it.
  • How the new sections will meet the old concrete.
  • Which permits the job needs, and who applies for them.
  • When you can walk or drive on the repaired areas.

Questions about concrete repair in Carmel

Who has to fix a cracked sidewalk in front of my house?

The City of Carmel says sidewalk maintenance is the property owner's responsibility. It says its Street Department looks after the sidewalks around the outside of subdivisions and the ones along City streets.

Can I use salt on my driveway after a repair?

The Federal Highway Administration says concerns have been raised about harmful effects on concrete from certain deicers, most notably magnesium chloride and calcium chloride. When we finish the job, we go through what to spread on your repaired concrete in winter.

Will a patch match the old concrete?

We tell you before we pour that new concrete starts out a different shade from concrete that has been outside for years. If an even look matters to you, we can talk about concrete sealing or replacing a larger area.

Do you call 811 before you dig?

We do, every time. Indiana's Call Before You Dig law requires everyone who digs to contact Indiana 811 at least two full working days before starting. We make that call so buried utility lines are marked before we dig out a broken section.

Is cutting out broken concrete dusty?

OSHA says cutting, sawing, grinding and drilling concrete makes very small particles of crystalline silica, at least 100 times smaller than ordinary sand. It says workers who breathe them in are at higher risk of serious diseases caused by silica. When we saw or grind your concrete, we ask you to keep back while we work.

What happens to the broken concrete?

The EPA says brick, concrete and masonry can be recycled on site as fill or driveway bedding. We tell you where the broken pieces are going before we start.

Can you repair my concrete steps?

Yes, we can repair chipped or cracked steps. If the steps have pulled away from the house or the steps are different heights, we may suggest new concrete steps instead.

How much does concrete repair cost?

We price your repair once we've looked at it, and you get that quote in writing. We base it on how many cracks or sections need work, how much concrete has to come out, and any permit the city asks for.
